Off-plan buyer's guide

Buying from a developer is a different journey to a resale transfer. Use this checklist before you pay a reservation deposit.

  1. Step 1

    Confirm the seller is the developer

    NewProperties only lists developer stock. Check the verified badge, company registration and NHBRC number on the profile.

  2. Step 2

    Understand the stage

    Pre-launch and launching stock is usually cheaper. Under construction carries a visible programme. Ready stock can transfer faster.

  3. Step 3

    Read the building contract

    NHBRC enrolment, defect liability, penalty interest on late occupation, and what is included in the price (VAT, transfer, bond costs).

  4. Step 4

    Bond timing

    Many banks issue a grant in principle off-plan and instruct closer to sectional title opening. Use the bond calculator as a first pass only.

  5. Step 5

    Progress, not promises

    Ask for dated progress notes and a completion target. Developers on this site can publish updates on the listing.

  6. Step 6

    Snag and occupation

    Budget for occupation interest, levies from transfer, and a snag list walk-through before you sign happy letters.
