Public beta: every enquiry goes to the NewProperties desk. A developer is copied only once they are verified and their sales contact is confirmed. Listings are for information — confirm pricing and availability before you commit.

BETA TEST DISCLAIMER — NewProperties.co.za NewProperties is in a public beta. The website, the catalogue and enquiry routing are being tested. This is not a finished production service. What this means • Every buyer enquiry is sent to the NewProperties catalogue desk. • A copy is forwarded to a developer only when they have listed their own stock from a signed-in, verified profile, or when NewProperties has independently confirmed their sales contact details. • Catalogue / demo listings may use placeholder contacts. Those enquiries stay on the NewProperties desk until the developer is independently confirmed. • Listing information (pricing, unit availability, completion dates) is supplied for the beta catalogue. Always confirm it with the developer before you pay a reservation deposit or sign a building contract. • An enquiry is a request for information. It is not a reservation, an offer to purchase, or a warranty by NewProperties. If you are a developer receiving this lead, please treat it as a beta-test enquiry and reply to the buyer email in this message. NewProperties lists developer-sold new stock only — off-plan, under construction or just released. Never resale.

For buyers

Send an enquiry from any listing as usual. During the beta every message is emailed to the NewProperties desk. You also get a confirmation email addressed to you by name. If the developer listed this stock from their own verified profile — or we have independently confirmed their sales email — they receive a copy with this disclaimer attached. Catalogue demo listings stay on the desk until that confirmation.

An enquiry is a request for information, not a reservation. Confirm pricing, unit mix and occupation dates with the developer before you pay a deposit or sign a building contract.

For developers

Apply from the dashboard with your CIPC enterprise number and NHBRC home-builder number. NewProperties runs automated format checks, duplicate detection, a website probe and an email-to-domain match. If those pass, your profile is verified immediately and you can publish. If we cannot match a live company website, an administrator finishes CIPC / NHBRC confirmation by hand. CIPC and NHBRC do not publish a free lookup API, so live registry confirmation is still a human step when the website check is inconclusive.

Buyer mail is copied to you only once you are verified and your sales contact is confirmed — never to placeholder @example addresses on the seeded catalogue.

Catalogue versus self-listed

Seeded catalogue profiles exist so the beta has real-looking stock to browse. Their contacts are placeholders on purpose. Self-listed developers (signed-in accounts that submitted CIPC and NHBRC) are the ones who receive leads, with this disclaimer in the email.
